Cap rates intimidate many investors, but they are simply a way to measure how efficiently an asset produces income.

Two buildings can collect the same rent and be worth very different amounts depending on expenses, lease quality, and stability. Commercial valuation focuses on income quality, not just income volume.

Once cap rates are understood, value becomes clearer. Decisions become more analytical and less emotional. This clarity is often what attracts experienced residential owners to commercial assets.
